Deka Immobilien acquires prime office property with excellent ESG profile in Dublin, Ireland

Deka Immobilien has acquired a first-class office building in a prime location in Dublin for its open-ended real estate fund WestInvest InterSelect. With this strategic purchase, Deka Immobilien has added another ESG-compliant office property in the heart of Dublin to its portfolio. The seller is an institutional investor. The parties have agreed not to disclose the purchase price.
The property is located in the heart of Dublin's business district and has excellent public transport links. The historic St. Stephen's Green park, the iconic Shelbourne Hotel and the Irish Parliament Leinster House are also in the immediate vicinity.
Completed in 2022, "20 Kildare Street" offers a unique blend of modern architecture and historic charm. The architecturally appealing, six-storey property also integrates four listed Georgian townhouses. The building has a total of around 6,000 sqm of lettable office space as well as terraces on the sixth floor with impressive views of St. Stephen's Green. The building's own underground car park offers EV chargers and bicycle parking spaces as well as high-quality changing and shower facilities. The property is fully let on a long-term lease, with global law firm Dentons as the main tenant. The property is fully electric operated without fossil fuels and has LEED Gold, WELL Core Gold, Wired Score Platinum and BER A3 certification. If powered by green electricity, 20 Kildare Street could become the first CO2-neutral office building in Deka Immobilien's Irish portfolio.
The property offers an attractive investment opportunity in the heart of Dublin and contributes to the diversification of the WestInvest InterSelect portfolio. Ireland's economic potential growth is among the highest in the eurozone. Accordingly, the country has frequently achieved higher GDP growth rates than the eurozone average for years.
