Refurbishment of an office high-rise

Westend Sky, Ulmenstraße 30, Frankfurt am Main

Extensive structural redesign of an ageing, vacant 14-storey building, built in 1974, to create a modern multi-tenant property, and repositioning in the Frankfurt leasing market.

Description of the work performed:

  • Demolish the existing building to the building shell
  • Redesign the property and eliminate the building gap by constructing a foundation and new 9-storey addition to fill out the block facing Bockenheimer Landstraße
  • Replace facade completely (existing facade from the 1970s) and optimise energy use
  • Increase leasable area by 3,000 m², from 12,500 m² to 15,500 m²
  • Renovate two-level underground car park
  • Update building services and elevators
  • Redesign exterior grounds
  • Convert the office floors for flexible use of leasable areas as open plan, combination office or individual offices
  • Realise two roof terraces on the 9th and 13th floors with a view of the Frankfurt skyline
  • Redesign the confined entry area to create an imposing 2-storey entrance hall
  • Convert the ground floor areas to a conference centre for use by all tenants and construct a public restaurant
  • Develop and implement a marketing and leasing concept
  • Create an Internet presence to provide detailed information about the property, for leasing and for associated events to improve the visibility of the property

Results

The office building known by the name “Westend Sky” was redesigned for modern multi-tenant use. As a LEED ® Gold Core & Shell certified building, it satisfies the highest standards with respect to functionality, sustainability and a healthy indoor climate. Around 60 per cent of the space was pre-leased upon completion at the end of 2017.
