Conversion to a multi-tenant property

„Silvers“ – Völklinger Straße 1, Düsseldorf

Office property consisting of two connected building blocks, with around 19,600 m² of leasable space. Due to out-of-date office space and building services, the property was no longer marketable when the sole tenant moved out. LEED-certified full renovation to permit multi-tenant use, and repositioning in the leasing market.

Description of the work performed

The building was extensively revitalised from 2016 to 2017:

  • New access to public streets
  • Redesign exterior area to create pleasant surroundings
  • Permit multi-tenant use and highly flexible spatial layout design to satisfy individual tenant requirements
  • Implement an extensive energy/services concept, including innovative energy-efficient lighting, WC grey water use, elevator energy-recovery system, upgraded energy-saving HVAC system
  • Generous ceiling height using smart engineering concepts
  • Imposing lobby with reception desk and concierge
  • Prepare and implement a leasing concept
  • Create an Internet presence to provide detailed information about the property, for leasing, as a showroom and for associated events to improve the visibility of the property

Results


The “Silvers” property has an excellent reputation in Düsseldorf as a successful overall building vitalisation and was the first property in Düsseldorf with LEED® Platinum certification.

100 per cent occupancy under new lease agreements; 60 per cent of the office space was already newly leased during the construction phase.
